The Next Big Wave in REO

I hope you’re not sick of all the wet weather talk we’re hearing these days because it’s not ending here. Over the next year the biggest wave in REO (real estate owned) properties, or foreclosures as it’s most commonly called, will come from HUD (U.S. Dept. of Housing and Urban Development).

This is great news for buyer’s, especially first time buyers looking to get into the market. The amount of HUD REO properties could exceed both those of Fannie Mae and Freddie Mac REO. Fannie Mae’s inventory fell in the 2nd quarter of 2011 to 135,719 homes down 11% from the 1st quarter 2011. Freddie Mac’s inventory fell in the same period 7.5% to 60,618 homes. HUD inventory rose 54.2% from 2010 to 2011.

What can be done to move these properties? HUD has many programs to facilitate home ownership. One of the many HUD programs that will benefit from these REO homes is the “Good Neighbor Next Door” program. This program is an initiative designed to encourage renewal of revitalization areas by providing an opportunity for law enforcement officers, firefighters, emergency medical technicians and teachers to purchase homes in these communities. HUD provides a substantial incentive in the form of a 50% discount off the list price of eligible properties.

Your Real Estate Agent is Free!

Well, not for everyone. I should re-state that your homebuyer’s agent is free.

This is the number one misunderstanding I hear from homebuyers. I can’t blame them; homebuyers have a lot on their minds when searching for their new home. The process of is a lot like tunnel vision for the buyers, everything outside of finding that home gets a little blurred. That’s why I’m here to tell you that you can have that agent who will not only help you find that home your looking for but they’ll also help take care of that blurry part of buying a home all for free.

I know I’ve harped on this before but I really do think having a real estate agent help you out from the beginning of your home search will make the whole process easier and faster. It’s not everyday that you get to have the expert advise of a professional in any industry for free.

You may be asking yourself, “Well, why is it free to me? What’s the catch? “ There’s no catch. To make a long story short, when seller goes to sell their home they promise their agent a certain percentage (commission) of the selling price. Then to attract buyers the original listing agent will promise to split the commission with the buyer’s agent who can bring a homebuyer. So technically it’s the seller who pays for an expert to represent your interests.

Well, there you go. That’s about as short an explanation as I can give you. Now there’s no excuse for going out and getting that expert advice from a real estate agent that you deserve for free.
